You Enjoy Four Weeks per Year on Bald Head Island Forever (Unless You Sell)
Your fractional ownership gives you four weeks per year on Bald Head, one in each season, summer, fall, winter and spring. As each year passes your weeks rotate back so over time you will enjoy every week of the year, including special holidays like July the Fourth. It is truly the most cost-efficient way to enjoy ownership at the beach. Research shows that most property owners spend no more than 6 weeks a year on the island. Yet they are paying far, far more.
It’s not a “Timeshare”
Purchasing a fractional ownership at The Marsh Harbour is not like purchasing a timeshare in a traditional timeshare community. Your fractional ownership gives you deeded fee-simple title to your fraction of The Marsh Harbour. You are an owner. Fractional ownerships are, however, subject to the same rules and guidelines developed by the North Carolina real estate commission, particularly regarding disclosures such as The Public Offering Statement.
You Can Finance Your Fractional Share
Financing is available to help you obtain your fractional interest. Your share is deeded interest with a fee-simple title that you can pledge as collateral for a first mortgage.
You Can Will Your Fractional Share to Your Loved Ones
Since your fractional interest is a valuable real estate asset, you may want to pass it on to your family. If you do, you can include it in your will.
You Can Rent Your Weeks for Income
If you cannot use your room or suite during any of your fractional period, you can rent it and have the income go directly to you, less a rental/management fee. Our management company, Bald Head Island Rentals maintains a rental website and handles all of the details for you. You may also choose to rent your weeks to others yourself.
You Can Purchase Multiple Shares for More Weeks
Many fractional owners purchase two or more units to increase their time on Bald Head or to increase their real estate investment.
You Can Purchase Shares In Adjoining Rooms or Suites
By purchasing adjoining rooms or suites in the same fractional period you will be able to extend your living space and accommodate family or friends on your vacation. Friends and family members may enjoy vacationing together, yet also have their own privacy.
You Can Sell Your Share
Should you choose to sell your share you can do so like any other real estate investment. The covenants of The Marsh Harbour Association provide that you must first offer it to the developer or other members of the association. Fellow owners of fractional interest are usually a great source for buyer candidates.
We’ve Done All the Work
If you have considered creating a fractional ownership property in a single-family home, you may be aware already of the need for partnership agreements, budgets and covenants to maintain and govern the property and the need for clear rules and regulations so that all owners may enjoy the property equally. At the Marsh Harbour, we’ve already done that for you. Our management company will prepare budgets and administer the covenants. Your maintenance fee covers all taxes, insurance, maintenance, regular refurbishing, and amenities. As a fractional owner you will have membership and voting rights in the association. All you need to do is enjoy your vacations on beautiful Bald Head Island.
- Marsh Harbour Inn is a 10,000 square foot majestic property on Bald Head Island overlooking the marina that is being renovated and converted to fractional ownership. When renovations are complete there will be 7 suites and 3 individual bedrooms available for fractional ownership.
- Each fractional interest is an undivided fee simple interest in the ENTIRE Property as a tenant-in-common (with the owners of the other Fractional Interests), together with the right to use and occupy the Unit assigned to each Fractional Interest and the Common Areas.
- Deeded ownership is 1/143rd interest in the Inn. This interest gives owners 4 weeks per year, one in each season. Fractional weeks move by one week each calendar year. For instance if you purchase fractional ownership “A” and the weeks are 12, 25, 38, and 51 in the first calendar year, the following calendar year your weeks will be 11, 24, 37 and 50, and so forth. This gives each fractional owner the opportunity to experience the best weeks of each season.
- Renovated rooms/suites will include new paint, beaded board, furnishings, accessories, ceiling fans, a new wall unit with granite top, coffee maker, microwave, space for hanging clothes and flat panel television. Each room/suite will be unique but in colors and theme but keep within the style of a coastal cottage retreat.
- Guest privileges to the Bald Head Island Club are granted to any “guest” or “occupant” of a room or suite during their stay at The Marsh Harbour. The Bald Head Island Club membership is owned by The Marsh Harbour Inn and subject to Club guidelines granted to the Marsh Harbour for its guests. Shoals Club membership is not included at this time.
- Ownership also comes with the use of golf cart maintained by the association.
- The Inn will offer a daily continental breakfast, housekeeping service, maintenance staff and Inn keeper on premises at all times.
- Owners have use of the Common Areas including the large gathering room, dining room, decks and screen porch.
- Owners may offer their fractional units for rent through Bald Head Island Rentals. Owners may trade units with other owners according to certain guidelines.
- Financing may be attained through Lumina Mortgage and other lenders for those who qualify. Options include financing through equity and executive credit lines as well as financing using the deed (deed of trust).
- Purchasers will be required to pay a $1000 earnest money deposit to reserve a unit, which will be held in the escrow agent’s trust account and is fully refundable for any reason prior to contract execution. At the completion of renovations on their unit, the remaining earnest money deposit of $1,500 will be due. The purchaser will then be required to submit qualification for financing.
- Deeds will be released to individual owners when enough contracts have been secured and closed to pay off the existing bank loan. This is anticipated to be approximately 36 fractional ownership units. It is the developers’ intent to reserve and pre-sell this number of units, and when the enough contracts have been secured, all such contracts will be executed and scheduled to close within 30 days.
- Marsh Harbour Inn will operate as a Bed and Breakfast on Bald Head Island, according to the guidelines of usage that were granted to The Marsh Harbour in the Harbour Association covenants. Guests / owners of the rooms or suites will be subject to the Harbour Association covenants. Purchasers of fractional interest at The Marsh Harbour will be provided a copy of the Harbour Association covenants prior to closing.
